Housing Resources of Western Colorado provides professional housing counseling services to residents of the Western Slope of Colorado. The program serves as a supportive base for families requiring these services, and furthermore, as an organizational core program in supporting future first time home owners and current home owners. Our mission is to provide counseling assistance to Western Slope residents toward achieving and maintaining the goal of homeownership.

The services provided through HRWC Housing Counseling Program include:

Homebuyers Counseling
HRWC provides counseling services to families interested in homeownership opportunities. This includes families and individuals purchasing a home in the market place, through a neighborhood program or a governmental entity. HRWC’s Housing Counseling provides the following services:

  • Information on the home purchasing process including the rights and responsibilities of homeownership
  • Analysis of income, cash, credit and debts in accordance with lender underwriting criteria
  • Budgeting and cash flow analysis
  • Credit analysis and credit repair strategies
  • Review of mortgage products and eligibility criteria and lender selection process
  • Review, assist and provide advice on sale agreements and loan documents.
  • Represent and assist client throughout the process of mortgage application, purchasing, financing alternatives, and post-purchase counseling

Mortgage Default and Delinquency
Housing Resources of Western Colorado provides counseling services to families experiencing mortgage delinquency or foreclosure problems. HRWC is a partner in the Colorado Foreclosure Hotline project, and also a partner in Project Hope with NeighborWorks. The services provided include:

  • Direct dialogue and developing of a plan for reinstatement by lender, based on an assessment of the problem
  • Modifying mortgage loan documents
  • Negotiating forbearance agreements
  • Reinforcement of rights and responsibilities of homeowners including money management
  • Assisting in the stay of foreclosure pending application to FHA and other foreclosure assistance programs
  • Assisting in voluntary conveyances

Housing Consumer Education
Housing Resources of Western Colorado provides service to families through individual or group counseling services. While assisting families or individuals in enhancing home management skills for homeowners or renters, HRWC believes that people must become better educated and knowledgeable about the entire process. This approach will provide genuine long-term benefits for future generations while providing immediate benefits in upward mobility and stability in home management. Services include:

  • Money management and budgeting
  • Use of credit and procedures for correcting credit
  • Home maintenance and repair with referrals to available resources
  • Assistance in obtaining access to home rehabilitation loans
  • Education and assistance in the use of utilities/energy consumption, e.g. Weatherization and LEAP program
  • Assistance in identifying other community resources for home improvement education and neighborhood improvement

Post-Purchase Counseling
Post-Purchase Counseling includes:

  • Provide post-purchase counseling designed to avoid mortgage default, teach homeownership responsibilities, money management and home maintenance
  • Establish lines of communication with lenders and families for loan monitoring to provide further assistance in case of delinquency or other related loan problems
  • Budgeting
  • Housing care and management
